The challenge

Reserve at Engel Rd is located in New Braunfels Texas a very bustling community that sits between San Antonio and Austin. This community has a very active resident base of an estimated 90,000+ residents. It’s increase in industry and access to major highways and two major Texas cities has made it the ideal place to settle down and with that the need for affordable housing was at an all time high. Community organizations and The City of New Braunfels identified that though their community was growing the resources and efforts to provide mid to low-income housing options was where it needed to be. This is where Generation Housing Partners stepped in to work with the City of New Braunfels to find a solution.

The action

In 2014 the team at Generation Housing Partners contacted Pivotal (then MVG) to help work towards a long-term, sustainable solution to their housing shortage. In 2015 the City of New Braunfels unanimously approved the development. Reserve at Engel Road is a community of 96 units offering one, two and three bedroom apartment homes. Each spacious floor plan includes modern amenities one would expect to find in a luxury home, at affordable rental rates: a fully-equipped gourmet kitchen with energy-efficient appliances, exceptional closet space, central air conditioning, and a laundry room with full-size washer/dryer connections. Reserve at Engel Road also features a community clubhouse that boasts a fitness center; outdoor amenities include a swimming pool and playground. This development would be able to house low to mid-income residents and those with housing choice vouchers through the New Braunfels Housing Authority.

The Impact

The result

Reserve at Engel Road was completed and opened in late 2017 and started taking residents the same year. The initial leasing period was a slow start as the residents of the community didn’t fully understand what the low income tax credit program meant for them. After a few weeks of outreach efforts by the Pivotal team, the news spread and the applicants started flowing in. The Pivotal team was able to process and approve residents quickly and within just 90 days of opening the community was at 100% occupancy with a waitlist of over 250. Before the new year of 2018, 96 households made up residents from New Braunfels and surrounding areas were able to experience a brand-new apartment home with luxury amenities in an accessible area. Reserve at Engel Road was such a success that the community has been able to maintain industry record breaking occupancy which means that more households year after year were able to have access to well maintained, well managed affordable housing. Reserve at Engel Road sits right off the I-35 and can be seen in all its glory on one’s daily commute. This community is grand in Spanish inspired architecture and with its details and gorgeous amenities one would assume it is a market rate community, but the residents know that they get to call it home with an affordable rent.

Over the past 25 years St. Mary Development Corporation and MVAH have partnered together to develop 46 projects consisting of over 3,000 units in nine states.
