The challenge

Omega Senior Lofts sits in the Northwest region of Dayton, OH a community long forgotten by many but one with rich history and is home to a truly remarkable community. The community is lucky enough to have a pillar so strong that this organization wanted and continues to build resources, including senior living housing, a health facility, an outdoor recreation center and more. This pillar is Omega Community Development Corporation. Omega CDC identified that a senior living facility was needed for its community. Like many communities rising housing cost were pushing long term residents out of the communities some have lived in their whole lives. The residents were in need of an affordable local option with access to public transportation, community resources and a home that felt welcoming.

The solution

The action

Omega Senior Lofts is a truly unique development, even in the affordable housing industry. As a developer we generally put forth the effort in sourcing a site in need of affordable housing and with the Omega Senior Lofts our partner and co-owner Omega Community Development Corporation was the organization that identified the need. The story goes back long before 2016. Omega Baptist Church bought the site as a future development site in 2005 and one of the hopeful developments for them was senior housing. When Omega CDC decided to move forward with a housing development they sourced an affordable housing developers, interviewed and reviewed many options and ultimately decided Pivotal (MVAH Partners) was the right fit. Pivotal had the knowledge and background to bring the development to life. Omega Senior Lofts is an affordable housing community utilizing the 9% tax credit program. With the utilization of the tax credits Pivotal was able to bring to life the vision of Omega CDC. The building sits on an expansive campus, surrounded by the community that it was built to serve. The residents have access to many programs, public transportation and a newly construction community center built on the same campus. The housing community offers one and two bedroom apartment homes designed for residents 55 and over. Each home features fully-equipped kitchen, exceptional closet space, washer and dryer connections and interior entrances. The building offers an elevator, fitness center, and business center and community room. Residents have a apartment home built for them in a community that is growing and thriving.

The Impact

The result

Omega Senior Lofts was completed in 2020 and started taking residents the same year. The initial interest in the community started the day the announcement came that Omega CDC and Pivotal would be developing the senior living housing facility. Over the development period word spread that the community would offer affordable rental units to individuals 55+. When the leasing period started the response was amazing, proving just how needed this development was. Since then the community opened it has been home to 98 community households. 98 households that would have been faced with rising rents and home cost were able to stay in the community they call home and live in a facility with access to some of the best resources in the city. The completion and success of Omega Senior Lofts didn’t go unnoticed. Our partner and co-owner Omega CDC had fulfilled one segment of their plan. With the momentum of Omega Senior Lofts they have since gone on to develop the campus further featuring a community center not just for the residents of Omega Senior Lofts but the Dayton community as a whole. The HOPE Center for Families was built to empower low-income community members to achieve and sustain self-sufficiency. The center offers access to Dayton Children’s Hospital, Mini University, Sinclair Community College, and Omega CDC.

Over the past 25 years St. Mary Development Corporation and MVAH have partnered together to develop 46 projects consisting of over 3,000 units in nine states. This longstanding partnership continues to be built on trust and a shared passion for affordable housing.
