The challenge

Brunswick Commons is located in the city of Brunswick, GA. This area is known as low country and in the marshlands of Georgia. The community is known for its location to the Atlantic Ocean and historical small town charm lovingly referred to by locals as “Coastal Charm”. For this and many other reasons, people love living here. This little community with its small town charm and big city feel plays home to an estimated 15,000+ people. The geographical limitation of Brunswick makes it typically hard to develop, mix that with rising construction cost the area had been stagnant in developing new housing opportunities for many years. Without new developments in the area the demand for affordable housing was at an all time high. The community had gone several years without new housing and the rising housing cost was unfortunately pinching the community’s residents.

The solution

The action

The City of Brunswick is in a very fortunate position to have a local housing authority that truly knows their community and keeps a pulse on its needs. Pivotal Housing Partners was lucky enough to partner with Brunswick Housing Authority to help fill a large affordable housing gap that was forged from many years of underdevelopment. Pivotal Housing Partner developer George Tullos and team worked diligently, with open minds and open ears to help fulfill the biggest need first. With the partnership of the Housing Authority, Pivotal was able to develop 84 family affordable apartments some assisted by housing vouchers. The make-up of the apartment community is one, two and three-bedroom apartment homes. Each spacious floor plan includes modern amenities you would expect to find in a luxury home, at affordable rental rates: a fully equipped gourmet kitchen with energy-efficient appliances, exceptional closet space and central air conditioning! The clubhouse provides comforts of contemporary living which include a fitness center, business center with computer workstations and a community room where residents can enjoy the companionship of friends and family.

The Impact

The result

Brunswick Commons was completed in late 2020 and started taking residents the same year. The initial interest in the community started the day the announcement came that Brunswick Housing Authority and Pivotal Housing Partners would be developing an affordable multi-family housing community. Over the development period word spread that the community would offer one, two and three- bedroom apartments at rates truly affordable to the community with some assisted units from the housing authority. When the leasing period started the response was truly overwhelming and confirmed what the developers had thought that affordable housing was needed in this area. In the first 60 days of the leasing period roughly 1000 potential residents had inquired about an apartment homes. With this response Pivotal Housing Partners new this was going to be a booming success. By the end of the first 30 days of opening the community had reached 100% occupancy! That was 84 individuals and families in this small, charming community that would have affordable housing cost and a brand new home to call their own. The impact of this development reaches far past the success of the developer and partners, it shows on the faces of the individuals that get to call it home. When a small community comes together to develop for their residents it is an act of love and devotion and this community truly showed that.

Over the past 25 years St. Mary Development Corporation and MVAH have partnered together to develop 46 projects consisting of over 3,000 units in nine states. This longstanding partnership continues to be built on trust and a shared passion for affordable housing.
