The challenge

Canonsburg Senior Lofts is in the Borough of Canonsburg Pennsylvania just 18 miles southwest of the city of Pittsburgh. This community was founded in 1789 and incorporated in 1802, so to say it has a long history would be an understatement. When you approach this community, you will notice a gold mine of American history and influence. This Borough though small in population, roughly 10,000 residents is large in American pride. The Borough hosts the 2nd largest 4th of July Parade in the state of Pennsylvania. This history lesson helps us better define why we chose the Borough for our Canonsburg Senior Lofts development. Like many smaller communities in recent years this Borough has been hit by soaring housing prices and lack of access to affordable housing mixed with a decline of older buildings.

The solution

The action

Pivotal (then MVAH) identified that with the support of low-income housing tax credits and the Borough of Canonsburg there was a solution for both lack of access to affordable housing and decline of older buildings. The former First Street Elementary School building had sat vacant, and the Pivotal team saw an opportunity to rehabilitate that space and add additional square footage with an addition. The senior community of the Borough of Canonsburg would be the most impacted by this new additional the plan was to offer 50 one and two-bedroom apartment homes. Each home designed for residents 62 and over. The spacious floor plans include modern amenities you would expect to find in a luxury home, at affordable rental rates: a fully-equipped gourmet kitchen with energy-efficient appliances, ceiling fans, central air conditioning, and an onsite laundry area! The common spaces provide comforts of contemporary living which include a community room with a kitchen/dining area and lounge area where residents can enjoy the companionship of friends and family; there is also a rooftop viewing deck to enjoy the outdoors of Canonsburg Senior Lofts. The building is smoke-free & environmentally friendly.

The Impact

The result

Canonsburg Senior Lofts was completed in 2022 and is currently accepting residents. Upon opening to its first residents the community of the Borough of Canonsburg was excited at the opportunity to see the rehabbed school and the new addition. Within just a few weeks 46 of the 50 available apartment homes had residents. The 62 and over residents of the Borough and surrounding areas had access to affordable and brand-new apartment homes. Some of the residents had never lived in a brand-new home or had anything with features built with their age group in mind. Seeing the grand opening events you truly witnessed what a benefit this community has been to the Borough and the Pivotal team was able to share the experience with one the oldest residents of the new Canonsburg Senior Lofts.

Over the past 25 years St. Mary Development Corporation and MVAH have partnered together to develop 46 projects consisting of over 3,000 units in nine states. This longstanding partnership continues to be built on trust and a shared passion for affordable housing.
